Home watch inspections

Scope

A home watch inspection is a visual check for obvious problems such as water, failed A/C, signs of entry, pests and storm damage. It is not a licensed home inspection, and it doesn't involve taking equipment apart.

Included

• A walk around the exterior: roof edges, gutters, screens, lanai, pool area, irrigation
• Doors, windows, locks, gates and alarm panel status
• Every water source and visible plumbing; run water to keep drain traps sealed
• A/C operation, temperature and humidity, condensate line
• Appliances, refrigerator and freezer temperatures
• Look for pests, mold, odors and new stains
• Collect packages, flyers and door hangers
• A time-stamped, GPS-verified photo report

Not included

• Repairs or trade work (we coordinate licensed contractors)
• Security patrol or alarm monitoring
• Moving furniture or opening up walls and ceilings

Visit schedule

Weekly, every two weeks, or monthly. Your insurance policy or association may set a required schedule for vacant homes. Check your documents and we'll match it.

What you receive

A report after every visit showing the time, location, photos, checklist results, any findings with a severity rating, who will handle each one and when. See the sample report.
