Storm surge is the major risk. After a storm, the island may be closed until officials reopen the bridges. We send post-storm reports as soon as we're allowed back on the island. What every Marco Island visit covers

• Walk the exterior: roof edges, gutters, lanai and screens, irrigation, signs of entry
• Check doors, windows, locks, gates and the alarm panel
• Check every water source: supply lines, toilets, water heater, ice maker, under-sink cabinets
• A/C operation, thermostat and humidity reading, condensate line
• Run faucets and flush toilets to keep drain traps sealed
• Pool, spa and generator status, if present
• Look for pests, mold, odors and new stains
• Collect packages and flyers left at the door, then file the photo report

How we escalate problems
