Estero home watch

Estero is a newer village made up mostly of master-planned communities with lakes, golf courses and strong associations. Many of these homes belong to seasonal owners from the Midwest and Northeast. They want documented visits that satisfy their association and insurance, plus help getting the home ready before they arrive.

What makes Estero homes different

Lakefront homes in Miromar Lakes have docks, beach areas and lake-facing lanais. We check screens, pool cages and drainage after storms and photograph the shoreline facing the home.

Golf and club communities such as The Brooks, Grandezza and West Bay Club have their own access rules and often require association approval for exterior work. We send vendor schedules through the association when needed.

What every Estero visit covers

• Walk the exterior: roof edges, gutters, lanai and screens, irrigation, signs of entry
• Check doors, windows, locks, gates and the alarm panel
• Check every water source: supply lines, toilets, water heater, ice maker, under-sink cabinets
• A/C operation, thermostat and humidity reading, condensate line
• Run faucets and flush toilets to keep drain traps sealed
• Pool, spa and generator status, if present
• Look for pests, mold, odors and new stains
• Collect packages and flyers left at the door, then file the photo report

How we escalate problems
