Naples has some of the most valuable homes in Florida, and many sit empty for half the year. During the long, humid summer, an A/C failure or a slow leak can go unnoticed for weeks. Uniform Home Watch gives Naples owners a scheduled visit, a full photo report and a named watcher who follows up on anything found.
We serve single-family estates, waterfront and canal homes, villas, and condos in buildings with front-desk access. The checklist and visit plan are built around your home, not a generic form.
What makes Naples homes different
Humidity is the first risk. From June to October, an A/C system that trips or a thermostat set too high can lead to mold in a sealed house within days. We record temperature and humidity on every visit and check the condensate line, where many Naples water claims start.
Waterfront homes in Port Royal, Aqualane Shores and the Moorings have seawalls, docks, boat lifts and pool equipment that salt air wears down. We observe and photograph these. Licensed marine and pool contractors do any repairs, with your approval.
Gated golf communities such as Grey Oaks, Mediterra, Quail West and Pelican Marsh each have their own gate and vendor-pass rules. We set up our access with the association before the first visit.

How we escalate problems
If we find active water, an unsecured door or storm damage, we call you from the property. Findings that are not urgent go in the report with a severity rating, who will handle it and a follow-up date. Vendors are booked only within the spending limit you approve. See how that looks in a report.
Pricing in Naples
We quote each home after a walkthrough. The price depends on square footage, number of structures, how often we visit, travel within Naples, and any add-ons. Our home watch cost guide explains these factors and lists prices other local companies publish.

Frequently asked questions
Do you serve Naples condos as well as houses?
Yes. Condo visits follow the building's rules for access, elevators and vendors. They focus on A/C, water and readiness before you arrive. See Naples condo home watch.
How often should a Naples home be checked in summer?
Many owners choose weekly visits from June through October, when humidity and storms peak. Check your insurance policy and association rules too, since some set a required schedule for vacant homes.
Can you meet contractors at my Naples home?
Yes. We can let approved vendors in, stay with them if you'd like, and photograph the completed work. We only book work within the spending limit you set.
Leaving for the season? Book your walkthrough before you go.
We record a baseline of the home, agree on a visit plan and access protocol, and start visits the week you leave.
