A water leak in a high-rise rarely stays in one unit. Condo associations know this, and many expect owners who are away to have someone check the unit regularly. Our condo plans are written for buildings with front desks, assigned elevators and strict vendor rules.
What we check in a condo
- A/C runs at the agreed setting and humidity is logged
- Condensate line and drain pan under the air handler
- Water heater, washing machine hoses, ice maker and supply lines
- Sinks, toilets and showers run to keep drain traps sealed
- Sliding doors, balcony drains and hurricane shutters
- Refrigerator and freezer temperatures
- Any stains on ceilings or walls shared with neighboring units
- Mail and package pickup from the front desk
Working within building rules
We register with the association and front desk, carry the insurance certificates the building asks for, and schedule vendor access through management. The building gets the same professional standard every time.

Does my condo association require home watch?
Some associations and insurers require a vacant unit to be checked on a schedule. Check your documents and your policy. We can set the visit schedule to match and share visit logs if you ask.
Can you be there when the building does inspections?
Yes. We can be present for association inspections, fire alarm tests and pest service, and record what was done.
